Negotiation fees on properties for commercial or residential use. All types of mandate. Schedule in force from 1 January 2026.
Transaction (sale)
Percentages apply to the sale price. Fees are payable by the party named in the mandate. All sale prices shown include the fees. The figures shown are the maximum amounts.

Special cases
- · Garage and parking space : flat fee €4,000 incl. VAT, i.e. €3,333 ex. VAT.
- · Building plots : negotiation fees of 12% incl. VAT, i.e. 10% ex. VAT.
- · Lease right transfer : 15% incl. VAT, i.e. 12.5% ex. VAT.
Lettings
Fees split between tenant and landlord, in accordance with the ALUR law.
- · Tenant viewing fees, application processing and lease drafting (high-demand zone): €12.10 incl. VAT / m².
- · Inventory of fixtures fees: €3.03 incl. VAT / m².
Property management
Day-to-day management fees cover all accounting and financial services as well as technical work arising during the lease.

- · Unpaid-Rent Insurance : 2.5% of the amounts called.
- · Non-Occupying Owner Insurance : from €105 / year depending on the property's characteristics.

What justifies your fees?
Our fees cover the entire engagement: rigorous valuation, property staging, buyer selection, negotiation and administrative follow-up through to signing. In a tight market like Vincennes, a well-positioned property sells better and faster — that is often what makes the difference.
Who pays the agency fees: the seller or the buyer?
It is freely defined in the mandate. By default, fees are borne by the seller — that is what applies in the vast majority of our transactions. In any case, the price displayed in the listing is always inclusive of fees: no surprise for the buyer.
When are the fees due?
Only on the day of signing the deed of sale at the notary. No advance, no deposit, no charge if the mandate is withdrawn before the sale. If the sale falls through, you owe us nothing.
Why are there rental fees in a tight rental zone?
Vincennes and the entire inner Paris region are classified as a tight rental zone. The ALUR Act strictly caps the rental fees borne by the tenant: viewing, file processing, lease drafting and inventory of fixtures. The landlord pays an equivalent amount on their side. What does property management include?
All accounting, financial and technical services: rent collection and payment, follow-up on arrears, annual reconciliation of charges, oversight of technical work with quotes for approval, claims handling, annual tax filing and detailed monthly reporting. Rent guarantee insurance (GLI) and non-occupant owner insurance (PNO) remain optional. Detailed pricing on our Fees page.
